Was recently interested in a 1br condo at plq listed at 1.08m. Offered 1.08 and indicated interest in bidding higher if situation arises. However, seller agent refused and sold for a mere 1.09. Can such agents be reported? Thanks.

Sorry to hear about your situation. It sounds like you went about attempting to buy a unit without a professional buyer agent who would have helped control the negotiations process for you.

The situation you described is unfortunately quite common. While the seller agent has to convey your offer to the seller, the seller agent does not need to report to you or reveal any higher offers to you. The seller agent also cannot stop the seller from accepting any offer the seller wants to accept at any time (even if the price is lower).

Did you approach as a direct buyer or with your own agent? The question here is if you are interested in this listing, why not put up your best offer instead of indicating interest in bidding higher?

Sometimes agents have no time to react, the offer maybe made and expected for answer within certain time frame thus owner may just accept that other offer, even if it is mere $1 higher than your offer. Your offer maybe put up to the owner as well, and the owner decision is final. Unless you can be sure that your offer terms and conditions are not put forward, then you have a case.
